What is a SAP Calculation?

SAP (Standard Assessment Procedure) is the UK government's official method for calculating the energy efficiency rating of residential properties. It produces an EPC (Energy Performance Certificate) – a legal requirement showing your property's energy rating on a scale of A-G.

1

Data Collection

Our certified assessors collect detailed information about your building's structure, heating systems, insulation, and construction details during a thorough on-site inspection.

2

Technical Analysis

We input this data into government-approved SAP software which calculates standard energy consumption, CO₂ emissions, and identifies cost-effective improvements for your property.

3

Official Certificate

The assessment produces an EPC rating (A-G) valid for 10 years. This certificate is legally recorded on the government's National Energy Services register and is required for letting or selling your property.

EPC Rating Scale

A
Very Efficient (91-100)
B
Efficient (81-90)
C
Good (69-80)
D
Average (55-68)
E
Poor (39-54)
F
Very Poor (21-38)
G
Extremely Poor (1-20)

Higher ratings = lower energy consumption & carbon emissions

Professional SAP Calculation & EPC Energy Assessment - Local Trade Checks

What is SAP Calculation?

SAP (Standard Assessment Procedure) is the Government’s methodology for calculating the energy performance of buildings. It produces an EPC (Energy Performance Certificate) rating, which is legally required when selling, renting, or letting a property in the UK.

SAP is a detailed technical assessment that:

  • Evaluates building components (walls, windows, heating, insulation, renewable energy)
  • Calculates annual energy consumption and carbon emissions
  • Produces a rating from 0-100 (higher = more efficient)
  • Generates legally-compliant EPC documents for government registration

Key Facts About SAP Calculations

  • Legal requirement: Every residential property needs a valid EPC before letting or sale
  • Validity: 10 years from issue date
  • Cost: £100-300 depending on property type and complexity
  • Duration: 1-2 hours on-site assessment
  • Regulated by: Ofgem and UK Government (PAS 2030:2017 standard)

Why You Need a SAP Calculation

An EPC (generated from SAP calculation) is legally mandatory when:

  • Letting a residential property to tenants
  • Selling a property on the open market
  • Offering a property for sale or rent (online listing or estate agent listing)

Non-compliance penalties:

  • Fines up to £5,000 per infringement
  • Property unable to be let or sold legally
  • Enforcement action from local authorities

2. Tenant Expectations & Market Demand

Modern tenants expect:

  • Energy efficiency information upfront
  • Evidence of heating systems, insulation, and upgrades
  • Transparent running costs for utilities
  • Proof of compliance with property standards

Properties with higher EPC ratings (D or above) typically attract:

  • Premium rent (5-10% higher)
  • Lower tenant turnover
  • Faster letting periods
  • Better insurance terms

3. Financial & Insurance Benefits

  • Reduced energy costs: Identify and fix inefficiencies
  • Insurance requirement: Many insurers require valid EPC
  • Mortgage requirement: Lenders often require high EPC ratings
  • Energy grants: Unlock government funding for upgrades (depending on rating)
  • Resale value: Increases property value by 5-15% for higher-rated properties

4. Sustainability & Future-Proofing

  • Government direction: Building Regulations increasingly favor efficiency
  • Asset protection: Future-proof your property against stricter lettings standards
  • Carbon responsibility: Demonstrate environmental commitment to tenants
  • Energy cost stability: Efficient properties insulated from utility price increases

SAP Calculation vs. NHER vs. SBEM

Aspect SAP NHER SBEM
Property Type All residential Legacy method (pre-2007) Non-residential/commercial
Current Use Mandatory (2020-present) Deprecated (outdated) Commercial buildings
Compliance Legal requirement Not valid for new lettings NOT for residential
Accuracy High (Government standard) Moderate (older data) N/A for residential
Cost £100-300 N/A £500-1,500

Bottom line: Use SAP for all residential lets. Older NHER certificates are no longer valid for new tenancies.

SAP Calculation Process: Step-by-Step

Phase 1: Initial Assessment (30 minutes)

Our certified Domestic Installer surveys your property to gather:

Still Deciding?

Common questions landlords ask us

Is an EPC really required?

Yes, an EPC (Energy Performance Certificate) is legally required before a property can be marketed for rent or sale in the UK. It provides a rating (A-G) of the property's energy efficiency and remains valid for 10 years.

How long does a SAP assessment take?

A typical SAP assessment takes 1-3 hours depending on property size and complexity. Our assessors are efficient without compromising accuracy. You'll receive the full EPC report and digital certificate within 24-48 hours.

What improvements does the report recommend?

The report includes a prioritized list of potential improvements such as insulation upgrades, heating system replacements, renewable energy options, and building fabric enhancements. Costs and payback periods are provided so you can make informed investment decisions.

Can I use the same EPC for rent and sale?

Yes, the EPC is valid for 10 years and can be used for both rental and sales purposes. As long as the property hasn't had major renovations, you don't need to repeat the assessment.

Is SAP calculation the same as EPC?

SAP (Standard Assessment Procedure) is the methodology used to calculate a property's energy efficiency rating. The EPC is the certificate that displays the SAP score and rating. So SAP is the assessment method, EPC is the resulting certificate.

Can assessors access the property easily?

Yes, our assessors visit the property to inspect building fabric, heating systems, insulation, and other energy-related features. They work around occupants' schedules. For tenanted properties, 48 hours notice is typically required.

How does my EPC compare to government minimum standards?

Current law requires minimum EPC E for lettings. From April 2025, properties over 1,750 sqft must achieve EPC D. Our report shows your rating and highlights improvements needed to reach D or higher, ensuring future compliance and better tenant appeal.

Will property improvements affect valuation?

Absolutely. Properties with higher energy ratings (A-C) command 5-10% higher valuations. Investing in recommended improvements can significantly boost your property's market value and rental appeal.
